Our Services Include:
Debris and Trash Removal
Removal and the proper disposal of all interior and exterior debris from the property. Each room is left in broom clean condition and documented with before and after digital photos.
Winterization
A thorough and complete draining of all plumbing and heating systems is done. A non-toxic anti-freeze is added to all of the traps and fixtures. All toilets are taped and a winterization notice is clearly posted.

*Winterizing all drains and traps with environmentally safe antifreeze
*Use of forced air to remove standing water from supply lines
*Placard commodes, sinks and front door
Hud Conveyance Preparation
We will complete all necessary work required by the regulatory guidelines for the specific loan type  and ensure the property is in conveyance condition.

Lock Changes - Lock Boxes
Re-keying of all door locks, as well as securing garage doors and gates. Secure a lock box for future entry. Secure all doors and windows according to HUD standards.
Eviction Support
Provide an eviction crew to assist with the removal of personal property in accordance with local laws and the client's written instructions. To protect our clients from potential future litigation, the entire eviction process is documented using digital photos.
Yard Maintenance
We provide bi-monthly, bi-weekly or weekly lawn service compliant with HUD requirements. Snow removal compliant with local ordinances can also be facilitated on a transactional basis. Before and after documentation provided with dated digital photos.
Initial Occupancy Inspection
We will provide concise information concerning the occupancy status and condition of the property.  An exterior visual inspection is performed and a complete description of the property is provided.  In addition, the property is documented with dated digital photos.
Property Inspections
We will perform weekly and monthly inspections of the property and report any changes in the status of the property such as:
*Vandalism
*Theft
*Break-in
*Occupancy
*Fire/Storm damage
*Deterioration
Emergency Services
*Pool Services: Decking, screening of inground pools, pool draining, chemical treatment, and padlocking the pool gate and above ground pool removal assures that the property is hazard free.
*Roof Repair: Roofs are tarped or repaired to prevent any further damage to your asset.
*Flooded Basements/Crawl Spaces: Both are pumped out and flood debris removed to avoid further damage to the property within hours.
